To reserve the property you have chosen whist we take up your references. Important to Note: This will not be returned if any relevant person, including a guarantor withdraw from the tenancy, fail a Right to Rent check provide significant false or misleading information or fail to sign their tenancy agreement and/or Deed of Guarantee, within 15 calendar days unless we mutually agree an extension date in writing.
Security Deposit (per tenancy) is capped at the equivalent of 5 weeks rent and can be used to repair damages caused by the tenant.
Unpaid Rent
Interest at 4% above the Bank of England Base Rate from Rent Due Date until paid. Please Note: This will will only be charged after 14 days of us not having received your rent. The charge will be notified to you and and will be added to your account for collection by the next Direct Debit.
Lost Keys, Fobs or Codes
Tenant must pay the actual cost of replacing any lost keys or other security devices such as alarm or door/gate fobs. If the loss of your keys require the locks to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and agent will be charged to the tenant.
Variation of Contract (Tenant’s Request)
£50 (inc. VAT) per agreed variation.
This is to cover our time in taking instructions from your Landlord as well as preparing the necessary legal document.
Change of Sharer (Tenant’s Request)
£50 (inc. VAT) per replacement Tenant. This fee covers generally, the costs associated with taking Landlords' instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation of the new agreement.
Early Termination (Tenants Request)
Should the Tenant wish to leave the property early, they will be liable to compensate the Landlord for costs in re-letting the property as well as all rent due under the terminating tenancy until the start date of the replacement tenancy.
Payments
There is no charge for Bank Payments for the initial rent and deposit. Credit Cards are not accepted. All subsequent rents will be collected by monthly direct debit on either 1st or 15th of the month. The initial direct debit will be calculated to take in to account any difference between the agreed collection date and the rent due date so that you are always up to date with your rent and confusion is avoided.
