Schedules of condition/dilapidations
Written and photographic schedules of condition should be drawn up and attached to new leases. Usually this is then the basis of the agreement that the tenant will return the premises in no worse condition than it was leased in. At the end of a lease the tenant is usually served with a dilapidations schedule and should then either arrange for the work to be done or agree a cash settlement. Both parties are entitled to have a surveyor acting on their behalf.
To facilitate this process, Tersons' professionals will inspect the property, prepare the written and photographic report and liaise with solicitors on your behalf.
Party wall matters
The separating walls you share with your neighbours are referred to as 'party walls'. It is advisable to communicate with your neighbour for any building work you wish to undertake that will affect them. Chartered surveyors at Tersons will ensure that Party Wall Acts are adhered to by both parties, to avoid or diffuse any potential disputes.
Common hold and leasehold reform
If you live in a leasehold property and wish to extend your lease or collectively as a building, purchase the freehold, Tersons can advise you how much to pay. Or if you are a freeholder we can advise whether a tenant's offer is appropriate.
