Step-by-step guide
How much can I spend?
If you own a property invite agents to value it and explore mortgage options
Research
If you are relocating, research the area thoroughly. Check the web, ask in local shops and visit the area at peak times if you are going to commute. Register with local agents.
Viewings
Select several properties and make appointments. Allow enough time between viewings and request a second viewing as necessary.
Make an offer
Ask the agent to make an offer to the vendor and check what fixtures and fittings are included. Remember, you can still pull out until contracts are signed.
Instruct a solicitor
Carry out local authority and environment searches. The legal team will bring together all legal paperwork and exchange contracts once all the criteria have been met and the money is in place.
Complete mortgage application
Even if you have a favoured provider always talk to an independent financial advisor. Go to www.unbiased.co.uk to find your nearest.
Surveys
Mortgage companies insist on a basic survey. A more detailed one can be advisable to avoid unpleasant suprises in the future. For a simple explanation of the different types of survey click this link http://www.tersons.com/surveying.php
Removal companies
Get several quotes as each company offers different levels of service and then pick one that suits you. Give them an estimated date for removal, to be confirmed when you exchange.
Exchange contracts
You will usually pay a deposit of around 10% of the agreed sale price. Completion is usually 1-4 weeks after exchange of contracts.
Packing
Have a good clearout. Most removal firms offer a packing service if required and will only offer compensation for damage if they have done the packing.
Completion
Arrange for your solicitor to call you as soon as the sale is completed and then pick up the keys from the vendors agent. Remember to co-ordinate with your removal firm!
